Evaluate the Subfloor After a Water Damage Disaster in Albany and Americus Georgia.

Imagine coming home to water all over your kitchen floor! It has seeped from behind the fridge, spread across the kitchen and into the family room. Some of the water has begun to find its way into the carpet, the under pad, and the subfloor. The owners were only gone for a week and never turned off the main water valve. The plastic pipe connecting the water line to the fridge for cold water and ice was over ten years old. This pipe had developed a pinhole-sized leak, which over a week caused a great deal of water to spread across the floors of the home.

Evaluate the Subfloor

One of the first steps a SERVPRO crew chief does is evaluate the condition of the floor and the extent of the water damage. He or she makes sure that it is safe. How far has the water spread? Has the carpet delaminated? Has the water penetrated and been absorbed by the subfloor?

Evaluate the subfloor when the carpet and under pad are soaked in water. Can the subfloor be dried sufficiently, or does it need to be replaced? The subfloor is made up of wood particles glued together and pressed into a four foot by eight-foot sheets in various thicknesses. This type of subfloor expands and loses strength when exposed to water over time. Mold may also develop.

Remove Water and Moisture

Water and moisture are removed using water extractors, air movers, and dehumidifiers. It helps to also turn on the homes AC. If the carpet has not delaminated, pull it away from the floor, and air movers blow air over the subfloor to draw moisture from the floor. Replace several sections if the floor has absorbed water and began to expand.

The rain last week has caused flooding to a number of area homes and businesses. We've received many calls from home and business owners who need help drying out their water damages.   • Use fans to circulate the air and speed up the drying process. A good rule of thumb is to run the fans for an additional week after the area appears dry. 
  • A dehumidifier can be used as well to remove excess moisture and dry out the room. 

Water damage can easily be hidden underneath rugs or carpet, so be sure to give your home a thorough inspection if you suspect water damage. Although carpets can be steam cleaned, they are tough to treat and padding typically cannot be saved.

  2. Will demolition be needed? SERVPRO of Albany and Americus always first tries to restore vs. replace when possible.  Depending on the type, or category, of water damage, however, demolition may be necessary.  Category three, or grossly contaminated water, requires demolition of porous materials.  Also, depending on saturation level, there are times where clean water damaged materials may not effectively dry, and will instead require demolition.  Your project manager will analyze the conditions present, provide a scope of work, and communicate the recommended steps to be taken.
  3. Can I turn the equipment moved or turned off? To dry as quickly as possible, the equipment must be left running for the duration of the job.  Equipment should not be moved around, as it has been placed for optimal drying conditions by your SERVPRO technician.  We will monitor the equipment on site for proper functioning, record the drying progress daily, and remove equipment as materials begin to dry.

  • Water Heater Malfunction: Your water heater has the potential to release an extreme amount of water in a very short amount of time if it malfunctions.  Always follow the manufacturer’s recommendations when it comes to maintenance of your water heater.  Periodically check for any leaks, water staining, or standing water around you water heater and, if found, address these issues immediately.

Flood insurance is something that is very important to have if you live in an area that is susceptible to water-related storm damage. But this type of policy does not cover everything.

Look over your individual policy to find out exactly where you are and are not covered.  Learn what type of damage is not covered by most flood insurance policies below.

Internal Malfunctions

Some homeowners believe that all water damage is covered. but this is not the case . Flood damage only covers water damage that is a result of external sources like excess rainwater or a hurricane. If a pipe bursts and causes a “flood” in your basement, this will not be covered.

Swimming Pools

Another common misconception is that because your pool is outside your home, it will be covered.  If a crack in the liner causes the water to drain into your home, this will also not be covered.

Secondary Damage

While you may be covered for water that is a result of a storm, any residual effects will be your responsibility. For instance, your policy should cover extraction of excess rainwater. But if moisture remains, which leads to mold, your flood insurance will not cover this.

Most of us pride ourselves on being incredibly talented multi-taskers, going through life, and getting stuff done. That’s great and all, but there comes a time where it’s actually dangerous to multi-task. Outdoor Grilling Safety Tips

July is the peak month for grill fires. Roughly half of the injuries involving grills are thermal burns. Here are some helpful tips to the homeowners getting ready to grill up some goodies this summer.

1.) Make sure that your grill is placed far away from your home.

2.) Propane and charcoal BBQ grills should only be used outdoors.

3.) Keep your grill clean by removing grease or fat buildup from the grills and in trays below the grill.

4.) NEVER leave your grill unattended.

5.) If you use starter fluid, never add any other flammable liquids to the fire.

6.) When you’re done grilling, be sure to let the coals cool completely before disposing of them into a metal container.

In case of a plumbing emergency, it is always a good idea to educate yourself on how (and where) to turn off your main water supply - as well as the isolation valves on your various plumbing fixtures. A ruptured line, burst pipe, or sewage backup can wreak havoc on your home and potentially cost you thousands in water damage and water bills.

In severe cold weather, the water in your pipes can freeze. When water freezes, it expands and can burst the pipe, not matter how thick or strong it may be. If it's too late and the pipe has already burst, turn off your main water valve as fast as you can to prevent further damages.

Being able to contain the situation as soon as possible will greatly help with damage control and allow a wider window of time for help to arrive (if the situation calls for it). Everyone in your home should know exactly where the water shutoff valve is located and how to turn it off.

Additionally, if you are going to be away from your home for an extended period of time, it is highly recommended that you turn off the main water valve.

Where is the main water shutoff valve located?

This is the million-dollar question. Your main water shutoff valve could be located in several different areas. If you have a home with a basement and crawlspace, it is probably located on an interior wall near the front of the house, where the water comes in from the water meter. In this case, it is most likely hiding in plain sight. If your home was built on a slab, the valve might be located near the hot water heater or inside your garage.
